Yates Court, Evesham

Logistically challenging refurbishment of a town centre care home, with residents remaining in situ

This is Willmott Dixon's first project for Rooftop Housing and consists of an extension to the extra care facility at Yates Court, plus the refurbishment and alteration of the existing building.

The development will provide 48 one and two-bedroom apartments of extra care accommodation for people aged 60 and over. There will be a mix of tenures, including rental, shared ownership and outright sale.

It is being designed and constructed to Code for Sustainable Homes Level 3.

The project involves the demolition of the former Evesham Market buildings located to the rear of Evesham High Street, breaking out the existing hard standings, removing contaminated material, and abandoning and diverting the existing drainage/services.


There is also a requirement to strip out the existing indoor market area, take down the roof structure and retain the existing building façade to the High Street elevation, and remove the underground tanks from within the indoor market area.

The existing ground floor communal facilities to the existing care home are also being refurbished and remodelled, with the creation of a new main entrance and refurbishment of the dining room. During this time the building will remain occupied by the residents.


The project includes the retention of the existing building façade to the High Street elevation and converting the former indoor market area into a community activity space.

This is a complex constrained site in a town centre location. It has restricted access, being located on a partial one way system off a High Street flanked by a densely populated residential area. The space for storage of materials is severely restricted. There is a contractual requirement to maintain access to the rear of the adjoining fabric shop during construction and six party wall awards.
